For building owners, it means developing innovative new financing strategies, building operating procedures and tenant retention programs that will positively impact the bottom line. For developers, it means aggressively managing the construction process to provide maximum savings in both time and money, as well as achieving a quick lease-up of the building. For tenants, it means providing a vast array of services so that any tenant problem, from locksmithing and carpentry to electrical work and space renovation, can be effectively managed with just one simple phone call

To us, maximizing value means providing our clients with nothing less than we would demand ourselves. We have been for three decades, our toughest customer – building, leasing and managing properties that we own. From our first development project a 135,000 square foot, class A office building in Des Plaines, Illinois to One Financial Place, a technologically advanced structure that is home to the Chicago Stock Exchange (formerly the Midwest Stock Exchange), we have brought select real estate services in-house when outside companies fell short maximizing the value of our properties.

Our deliberate growth and expansion has made us a full-service real estate company with a solid track record of success.

We don’t look at an issue from the perspective of a construction company, or a leasing agent, or a management company, or an owner. We incorporate our experience in each of these areas and develop innovative solutions that have maximum impact on the long-term of the property.

Property Management
The in-house management staff Continental Offices has built since 1972 is qualified in all aspects of building operations, tenant relations, real estate tax defense, legal services, construction management and financial reporting. We aim to provide the highest quality of building management and operations at the least possible cost. Historically, operating expenses in buildings we’ve managed have increased at rates less than the rate of inflation. Continental has managed more than 3.5 million square feet of property from the perspective of ownership, striving to maximize the value of the property through strict cost control and disciplined tenant retention programs.

Leasing
Continental has specialized in the in-house leasing and marketing of more than 1.25 million square feet of owned property and an additional 1 million square feet of third party managed buildings in the last 30 years. Our track record of attracting new tenants, as well as retaining existing ones, to spaces ranging from 700 square feet to 200,000 square feet is well documented. When marketing a property, we develop a targeted plan tailored to the uniqueness of that location. All leasing activities are handled in-house, so our interests are clearly aligned with those of building ownership. Finally, because we realize that our job does not end when a property is leased, we excel at developing innovative and effective tenant retention programs.

Development
Our philosophy of real estate development has always been to emphasize long-term value when developing properties. Perhaps this is best demonstrated by our own portfolio, which still includes assets that we developed over 30 years ago. Today, our vast expertise is available to clients looking to develop their own properties. We provide complete services, from original site development through completion and beyond, and we are adept at integrating specialty communications and technology systems into the development process. Our development and re-development experience includes office complexes, residential buildings and build-to-suit structures.
